Relying too heavily of active listings can be disastrous.
While it is good to know what is for sale and how long it has been on the market (called days on market - so clever!) this is not necessarily an indicator of the true real estate market.
Take a look at the active listings and review how many price reductions a property has received since it was listed. These old stale listings are the "hope" data...not very useful. Let me correct that...Expired listings and property that has been listed for a long time are useful - they tell you what people are not paying!
Buyers know this and sellers should as well...
