Home Seller Tips: Listing Expired..."But you said…”

As of today there have been 136 residential listings in Brevard County MLS that were listed on or after May 1, 2011 and have already expired.

None was a short sale but rather all were standard (fair market) listings.
 
Why did they expire? 

Could it have been the price was too high?  I can't think of very many other reasons why real estate listings expire although an unwillingness to negotiate can have the same results.

As a seller what do you say to your real estate agent when your listing expires?
  1. You were right, Mrs. Realtor®.  I did insist on pricing it too high.
  2. Let's extend the listing a few more months, a buyer will come.
  3. Mr. Realtor®, why did you suggest such a high price?
When you are interviewing a real estate agent to sell your Viera home, look for an agent who is making reality based recommendation.  Look for a real estate agent who will, for good or bad, tell you what the market really is and shows you the documentation to demonstrate the activity.

Expired listings tell a seller one thing for sure - the price a home will not sell for in the current market.
