It seems like for the past year or so there was always a distressed property (short sale or foreclosure) on the market in Phillips Landing in Rockledge.

At the moment there are only four homes for sale in Phillips Landing.  Three of these are new construction by Condev Builders and the other is a standard sale investor owned property.  And the list prices look to be higher than the distressed prices, for sure.  Current list prices range form $174,900 (investor sale) to $229,900 (new construction).

If new construction is a consideration, get your real estate agent first so they can represent you (for free).  Remember the builder representative works for the builder, not the buyer!

Three homes sold in Phillips Landing in October 2011.

• 3312 Merrick Avenue – a 1,627 sq. ft. 4Br/2Ba/2 car garage foreclosure sold for $125,000 on October 28, 2011.
• 1731 Bridgeport Circle – a 2,960 sq.ft. 4 BR/2.5Ba/2 car garage short sale sold for $203,000 on October 20, 2011.
• 1701 Bridgeport Circle – a 2,119 sq.ft. 4BR/2Ba/2car garage foreclosure sold for $160,000 on October 31, 2011.
