Home Seller Tip–Your Brevard County Real Estate Listing Expired on December 31, 2011…What are you going to do?

Real estate listings expire for a reason.  If your Brevard County, Florida real estate listing expired on December 31, 2011, think about the “why” before you re-list your home for sale.

Did your listing expire because the listing period was really short (this happens sometimes with my listings because when sellers don’t want to commit long term I will do a 45 listing).  By the way, all my listings arefire me risk free, without penalty” so there is no feeling of being locked in!

Back to the “why” your listing expired question…
  • Was it the price?  Price is key – period.
  • Was it difficult to schedule showings?   Your home must be available when buyer prospects are available (within reason).
  • Was it marketing?  Where and how was your home marketed? Where will your prospective buyer likely come from?
  • Was it preparation?  Presentation is key. Cleanliness is key.
If your real estate listing expired, know why it expired and what must be done to get it sold before you sign another extension.  Just continuing on with the same plan that did not sell your home is not going to give you a different result!
