There are just more sellers than buyers so you have to price your home appropriately for its condition and your circumstances.
And offering a real estate agent a bonus to bring a full price offer is not something I would recommend.
First of all, I have never met a real estate agent who was primarily motivated by a bonus at the expense of assisting their buyer get the best deal possible! I wonder if listing agents really believe the offer of a bonus will be the thing that brings the offer....
As for me and my buyer customers I say anything except a good (reasonable, let's talk) offering price is really not very productive.
If you are a seller and want to offer a bonus, make it a seller contribution to closing costs or, better yet, just reduce the list price a bit!
