Home Seller Tip - unless a seller understands this, they are doomed to frustration!

As I was reviewing price changes I noticed a price reduction for a home which I did not get the listing for in the Viera, Florida area.

I make listing presentations.  Sometimes I do not get the listing.  The exact reasons I fail to get a listing are probably quite varied.

Most often I believe the reason is related to my recommended list price.
 
You see, when you call me to sell your home I want to sell it, not just list it at some price that will cause it to sit until you get frustrated (the reason I have my 30-10-1 rule).

Establishing a realistic "lets talk" listing price involves three components.
  1. Price for condition
  2. Price for location
  3. Price for the local market
Unless a seller understands this, they are doomed to frustration!
