How does Brevard County Florida residential real estate activity in the first quarter of 2012 (January 1 – March 31) compare to the activity during the first quarter of 2011?

Taking a look at the first quarter performance in 2011 we find -
  • Units sold -1763 
  • Average Selling Price - $128,310
  • Median Selling Price – $88,800
  • List/Sell Ratio – 93%  
  • Rate of Sales – 601/month 
  • Average Days on Market – 128 
  • Number of short sales - 306
The first quarter of 2012 shows (as of today) -
  • Units sold – 1529 
  • Average Selling Price - $140,490 
  • Median Selling Price – $104,900
  • List/Sell Ratio – 94%  
  • Rate of Sales – 517/month 
  • Average Days on Market – 109 
  • Number of short sales – 373
What does the above snap shot say about our market?

Although the rate of sales is a bit slower the average selling price is higher.  The trend of properties moving quicker may be a reflection of a quicker turnaround on short sale offers by lenders who have improved the process.
