As of May 31, 2012 there have been 575 residential properties sold in Brevard County during the month of May 2012. The average number of days on the market for these homes was 90 days.
The average selling price was $151,111 while the median selling price was $108,000. An interesting indicator of pricing is the 95% of list price sellers are getting for these sales.
Of course many of the properties selling are at the lower end of the price range with slightly more than 210 residential properties selling less than $80,000. This is where I caution you to remember - you do get what you pay for….
How does this compare to May 2011 residential sales? Remember this report is based on early end of the month data which will most likely increase over the next few days.
In May 2011 there were 684 residential properties sold with an average selling price of $150,497 and a median selling price of $111,308. Average days on the market in May 2011 was 120 days.
We shall see as the end of the month closings get recorded in the MLS system.
