Grand Isle in Viera, Florida–Homes Sold in May 2012

In Viera (Melbourne, Florida) there are three 55+ communities – Heritage Isle, Indian River Colony Club (IRCC), and Grand Isle.  Each of these communities is different from the others in many ways (Read about some of the differences here).

This is a brief summary of real estate activity in the Grand Isle community during May 2012.

Prices continue to be very attractive in Grand Isle with all of the active the listings priced below $227,000.

All of these homes for sale were built between 2000 and 2003 which is several years older than the newer homes in Heritage Isle.  (By the way new construction is not available in Grand Isle but is available in Heritage Isle.)

Activity in Grand Isle remains steady with two homes going under contract in May 2012 and three others selling in May.

The three homes sold in May 2012 were located at and sold for the following prices.

• 1447 Grand Isle Blvd– 2,271 sq.ft. sold for $262,000 (153 days on market)
• 1552 Keys Gate Drive – 2,011 sq.ft. sold for $182,500 (180 days on market)
• 1665 Timacuan Drive – 2,011 sq.ft. sold for $218,000 (37 days on market)
