Both should have a property inspection done by a qualified property inspector before purchase. [An inspection contingency should be part of any offer to purchase - even an "as is" home.]
Although Sellers will hopefully disclose any hidden or not so obvious issues this does not mean an inspection should not be conducted.
Home inspections are necessary because the perfect home simply does not exist.

How a buyer responds to the results as observed and reported by the inspector is between the buyer and their real estate agent.
