Why would a buyer call the listing real estate agent? This is the number one rule for Florida real estate buyers...
Buyers should understand the number one rule in real estate for buyers - don't call the listing agent if you are a serious buyer.
Logic says that if you deal with the listing agent they should be able to get you the best deal possible. But that is not the case....
In Florida is there is no such thing as dual agency. A real estate agent can only have a fiduciary allegiance to one party to a residential real estate transaction.
While it is true they can show a buyer the property and even facilitate the transaction for a buyer when they represent the seller, why would a buyer want this arrangement?
Since the seller pays for the buyer's real estate, why not get your own real estate agent?
Let your real estate agent do the research based on your requirements. Have your real estate agent set up your showings. Have your real estate agent work with you throughout the entire process.
