June 2012 Residential Sales Brevard County, Florida - The Early Numbers

The below table reflects the residential properties sold during June 2012 in Brevard County, Florida.  These are as of July 1, 2012 and will likely change somewhat as end of the month closings get entered into the MLS system.

A couple of interesting observations from these early numbers...
  • Foreclosures are moving quickly at a selling price very close to listing price.  My guess is investors are snatching these up. Owner occupants get first chance on HUD or email me.
  • Short sales are still taking a long time to close. 
  • Short sales are selling for 94% of list price - the same as the standard sales.  This should be a clue to buyers who think short sales go for a lot less than listing price.... it isn't so!
