Phillips Landing in Rockledge, Florida–New Construction or Re-sale? Prices are very close…

Phillips Landing in Rockledge Florida offers new construction and re-sale homes at very attractive prices.

This deed restricted development offers residents a community pool, playground, parks, excellent schools nearby (Hans Christian Andersen) and much more.  Located in a very in a desirable central location ideal for commuters to Orlando (40 miles) as well as those working in Melbourne, at the Kennedy Space Center or anywhere in Brevard County.

There is an interesting variety of homes on the market  in Phillips Landing in August 2012.

The lowest priced home (2,167 sq.ft. 4 bedroom 2 bath listed at $140,000) is a foreclosure in need of TLC (sometimes this means to learn construction) which has good 2005 “bones” but the photos show kitchen appliances and cabinets missing.

This one is definitely an investor opportunity and likely not for the casual buyer!

There is only one other re-sale on the market right now.  It is a 2005 built 4/2/2/ with 1,848 sq.ft. listed at about $189,000.

While walking my dog this morning I noticed how many new construction homes were in process and several sites that have been prepared and have "sold" signs.  The new home construction statistics are always a lagging indicator.  

My eyes tell me new homes are selling in Phillips Landing in Rockledge, Florida!

There are about six new construction models offered for sale in Phillips Landing with list prices between $185,900 ( 4/2/2 with 2,017 sq.ft.) and $229,900.

Many times these offer prices go up as “options” are added.  Buyer hint – Take your real estate agent with you when visit new construction.

Only one home sold last month (a four bedroom two and a half bath two car garage home for $230,555).
