Viera, Florida offers several 55+ developments including the newest and most popular Heritage Isle and its older "sister" Grand Isle. I am not including Indian River Colony Club here as it is a resident owned community and is structured completely differently.
Although Heritage Isle offers residents a choice of patio style homes and condominiums, this update only refers to single family homes.
Heritage Isle single family sales in August 2012 included nine properties that sold for an average selling price of $186,145. August homes sold for about 93% of listing price so sellers are doing some negotiating.
Selling prices in Heritage Isle seem to be remaining steady over the past quarter with the average selling price just above $187,000.
With the August sales rate the current active inventory in Heritage Isle is about 2.4 months.
What is currently for sale in Heritage Isle in September 2012?
There are 26 active single family home listings in Heritage Isle as of today (September 10, 2012).
Listing prices range from a low of $182,990 (new construction ready in November) to $334,900 for a 4 bedroom 3 bath 3 car garage pool home.
There is one foreclosure (3/2/2) listed at $184,900 which I previewed a few weeks ago that does look very nice. Also there are two short sales listed for sale at this time ($199,900 and $219,900).
Overall prices in Heritage Isle are very attractive with about half of the active listings priced below $200,000. This may be the best time to find great prices in Heritage Isle for some time!
