Residential Properties Sold Brevard County, Florida September 2012

Here the early results of residential sales in Brevard County, Florida for September 2012 as of October 1, 2012.

These will likely change somewhat as end of the month closings are added but should not change significantly.
September 2012
  1. Residential Properties Sold September 2012 – 504
  2. Average Days on Market -  85
  3. Average Listing Price -  $162,835
  4. Average Selling Price – $153,898
  5. Median Selling Price -  $114,250
  6. Months Supply – 4.8
September 2011
  1. Residential Properties Sold September 2011 – 525
  2. Average Days on Market – 119
  3. Average Listing Price – $150,117
  4. Average Selling Price – $141008
  5. Median Selling Price – $108,000
  6. Months Supply – 8.5
Although these are preliminary results a couple of things stick out already.
  • The months supply is now almost half what it was last year.  Good news for sellers!
  • The average days on the market are down by about a third. 
  • Average listing prices are up which is a positive sign for sellers as well.  Also good news for sellers!
  • The average and median selling prices are up – also good news for sellers although not a significant increase.
Prices do seem to be creeping a little higher as the inventory shrinks.  This may be the best time to buy a house or condo in Brevard County, Florida!
