"How do I start a short sale?" is a question I have been asked many times over the past few years. There was a time when "short sale" was interpreted by many to mean a sale that was completed quickly!
After several years of short sales dominating the real estate market most know that the short sale is a real estate transaction where the selling price of the property will likely be less than the mortgage owed so the lender must approve the transaction if the difference is not being paid by the seller at closing. I remember once when I sold and brought money to the closing table - not pleasant!
So, how do I start a short sale? The same way you start to sell your home if it was not a short sale - call your local real estate agent.
The short sale process involves a little more documentation and effort on the part of the seller and their real estate agent but it is not overwhelming.
