Home Seller Tips - How do you compete when the homes are all similar?

Most home prices in most of the neighborhoods in communities like Viera and Suntree (Melbourne, Florida) are somewhere in the same ballpark.  Sure, some may be in left field a bit but usually still in the park!

For example here are the active homes for sale in several of the Viera and Rockledge subdivisions as of December 3, 2012.
  • Indigo Crossing (Viera) – four homes for sale priced from $189,000 to $229,900 (three between $225,000 and $229,900). 
  • Ravencliffe (Viera) - four homes for sale priced between $324,900 and $349,900. 
  • Sunstone (Viera) – five homes for sale priced between $299,900 and $374,900. 
  • Ventana (Rockledge) – four homes listed priced between$192,900 and $249,900.
Many of the homes in central Brevard County's newer subdivisions like Phillips Landing in Rockledge, Indigo Crossing or Bayhill in Viera, or the premier 55+ community of Heritage Isle were built by the same builders.

Many of these homes look the same on the inside although the front elevations may look somewhat different.  These homes were built mostly from the same blueprints with many of the same interior components. 

So, if the prices are similar and the floor plans are similar, how can you compete?  Better yet, how can you be the winner?

The key is simple…"be the home in the neighborhood that stands out!"

How do you stand out?  It is all about the preparation, presentation and price... the Three Ps of  selling your home.
