Residential Sales Brevard County, Florida - February 2013 : Good News For Sellers

I saw a new condo listing yesterday morning in an area I knew my out of town buyers would be interested in seeing as they are coming to town this weekend.

In less than four hours they responded "yes" they wanted to see it.  But the agent received several offers today on day one of the listing (something I have seen this multiple times already this year).

Coincidentally today is the first day of the month so I ran the numbers to check last month’s activity to February 2012.

The numbers point to good news for sellers in Brevard County, Florida.

Residential Sales February 2013
  • Units Sold – 489
  • Average Selling Price – $155,525
  • Average Listing Price – $164,193
  • List/Sell Ratio – 95%
  • Median List Price – $114,500
  • Median Selling Price – $110,000
  • Average Days on Market – 78
  • Months Supply – 5.6
    Residential Sales February 2012
      • Units Sold – 467
      • Average Selling Price – $130,323
      • Average Listing Price – $138,196
      • List/Sell Ratio – 94%
      • Median List Price – $108,000
      • Median Selling Price – $105,000
      • Average Days on Market – 104
      • Months Supply – 7.0
        Although these are the early numbers they send a strong positive message.... If you are considering selling or buying in Brevard County, this may be the best time this year!
