Home Buyer Tips: How does a buyer decide which house is "the one?"

With the decreased inventory of "move in ready" homes for sale in Brevard County, Florida, the home choice decision for those moving to Brevard County can be even more difficult.

As a Brevard County, Florida real estate agent my goal is to identify and show homes that most closely meet my buyer's requirements.

If the buyer finds "the one," the decision is obvious and easy.  If the options include two or three contenders, then how do buyers decide which one is "the one?"

Many times the contenders resemble the tennis balls my Boston Terrier plays with - much the same on the outside.

They have the same characteristics - similar price, age, room count, garage size, same school district.  Sometimes they are even in the same subdivision.

So, how do buyers choose between equally appearing properties?

The easy answer seems to be "the best house at the best price." But how buyers define best varies greatly.

While price, condition, and location are important many times the decision rests with the "intangibles!" 

So how is a decision reached?

If a buyer is analytical they may resort to putting it on paper...pros and cons.   Or, perhaps the choice is best decided by remembering the initial response when the homes were first viewed.  What was that comment you made about loving or hating or whatever? 

Why my buyer client decides on a particular house is not as important as the fact they chose the one that they wanted!
