Rockledge, Florida Homes For Sale - Chelsea Park Subdivision - Market Report June 2016

Rockledge's Chelsea Park subdivision provides homeowners an excellent location near top quality schools, shopping (The Avenue Viera), several excellent golf courses, restaurants, medical facilities (including the VA Clinic at Viera) and much more!  

Chelsea Park offers owners room to roam.   Unlike many of the newer developments, lots are larger with  no zero lot line parcels here.   While Chelsea Park offers a playground and basketball court it does not have a community pool which helps keep association fees lower.

Conveniently located near I-95 and US 1, Chelsea Park provides commuters easy access to major employers in Melbourne and Orlando (45 miles).   

With its proximity to US Highway 1 and Interstate 95 this neighborhood is well suited for those who commute to Patrick Air Force Base, Cape Canaveral or many other major employers  in Melbourne, Florida.

Additionally, Chelsea Park's proximity to Orlando (40 minutes), the Rockledge and Viera areas make it an excellent choice for "long distance" commuters as well!

It should be noted that currently Barnes Blvd in front of the subdivision is being upgraded to a four lane street so there is some obstacles however once the road work is completed, access to I-95 and US 1 will be even quicker! 

What is currently for sale in Chelsea Park?

There are currently 12 homes for sale in Chelsea Park.  List prices range from $220,000 to $399,900.  All of the listings are standard sales. (The current market has fewer distressed sales.)

Median listing price is approximately $345,000.

Homes for sale were built between 1999 and 2007.  Pools are popular in Chelsea Park as eight of the homes for sale in Chelsea Park have a private pool (no community pool).

As for size, most of the homes in Chelsea Park are larger with only one listing (lowest priced) under 2,100 sq.ft. under air.  An indicator of the market... there are only three listed homes priced below $339,000.

What has recently sold in Chelsea Park in Rockledge?

Over the past six months there have been six homes sold in Chelsea Park

Selling prices ranged from $229,000 to $335,000.  All seven sales were standard sales.  Since June 1, 2016 there has been only one home sold in Chelsea Park.

The most recent sale as a 2001 built home located at 428 Stonehenge Circle.    This four bedroom three bathroom two car garage home with 2,416 sq.ft. under air sold on June 13, 2016 for $255,000.

55+ Communities in Viera, Florida - June 2016 Market Update

There are three 55+ communities in Viera, Florida.   All three of these #age-restricted-communities share key characteristics such as being gated, offering a clubhouse and other facilities as well as varying levels of provided maintenance.

This is a market summary for Heritage Isle and Grand Isle and represents a snapshot of the Viera 55+ community/market as of June 23, 2016.

What is for sale in Heritage Isle?

Currently there are nine homes for sale in Heritage Isle with listing prices ranging from $229,750 to $399,900.  I recently received a notice from the builder's representative that list price for new construction in Heritage Isle was rising on July 1, 2016.   This seems logical when one considers the rising prices in both of these 55+ communities (and the Florida market in general).

Of the nine homes for sale in Heritage Isle at this time four are priced above $300,000 and another four are in the $250,000 to $300,000 range.  So if a buyer is looking for a home under $250,000 in either of these 55+ communities then the choices are very limited.

What has recently sold in Heritage Isle?

Since May 1, 2016 there have been eleven homes sold in Heritage Isle.  Selling prices ranged from $205,000 to $375,000.  This range does not demonstrate the real market as there was only one selling under $248,000.  The lone foreclosure at 3394 Moonstone Lane (1,862 sq..ft. 3/2/2) sold for $205,000.

Five of these eleven recent sales went for more than $300,000.  Median selling price since May 1, 2016 was $292,500 while the average selling price was about $265,000 (about $271,000 if the foreclosure is not considered).

What is for sale in Grand Isle?

Currently there are only three homes for sale in Grand Isle with listing prices ranging from $269,900 to $349,900.  (While Grand Isle was developed by the same builder as Heritage Isle with similar construction, Grand Isle is smaller..)

All three of the homes for sale in Grand Isle were constructed in 2003/2004 and have 2,032 to 2,470 square feet under air.   While not very common, one of the offerings has a private pool as well.

There are also two other homes under contract awaiting closing. 

What has sold in Grand Isle?

Over the past six months there have been seven homes sold in Grand Isle.   Since May 1, 2016 there has been only one property sold in Grand Isle.  That home at 1595 Timacuan Drive (2001 built 3 bedroom 2 bathroom 2 car garage home with 2,011 sq.ft.) sold for $270,000 on May 20, 2016.

Home Buyer Tips: Should Your Real Estate Agent Recommend a Specific Lender?

When a prospective buyer contacts me I, like most experienced real estate agents, always ask "those" questions.   Many of these focus on a prospect's ability to purchase.  Specifically, the existence of a mortgage pre-approval is high on the list. 

But, as a real estate agent, I don't make specific recommendations on a particular lender.

I am not licensed in the mortgage field.   However, I do count it as a responsibility, if asked, to point my client to one (or several) trusted lenders.

Once a lender is contacted the lender can discuss the specific types of loan to consider based on their credit history, needs and resources.

Once the mortgage pre-approval is in place then the focus can shift to the properties to view.    

Once a buyer's real estate agent knows the type of mortgage a buyer will be using then specific properties can be included and excluded.

Home Buyer Tips: How Low Will the Seller Go?

The Brevard County, Florida real estate market is a seller's market.  That simply means there are more buyers competing for fewer properties.  This results in prices rising as well as multiple offers becoming more common.

Still, buyers always want the best deal possible.

So when a buyer finds a house they are really interested in they often ask the same question - "How low will the seller go?" 

Very often the only person who knows the answer is the seller.  

The listing agent usually does not know the answer.  If by chance they know, their obligation to the seller precludes disclosure.

I suggest buyers who are interested in a property not always "How low will the seller go?"  Rather, in a seller's market, I urge buyers to consider another important question to consider - "How high will the others go?"

Heritage Isle in Viera, FL - New Construction Prices Going Up!

It is all about supply and demand.   Over the weekend I received an email notification from the builder representative at Heritage Isle.

Looks like Lennar Builders is going to raise the prices of their remaining new construction homes in Viera's exclusive 55+ community Heritage Isle. 

And it is understandable considering Lennar is in the last phase of new construction at Heritage Isle. 

According the the update email there are only about 27 homes remaining.  Before the end of the month I am sure that some of these will be sold as well.

So if you have an interest in new construction within Heritage Isle,  it is time to act!  They still have Ascot,Kennedy and Monroe plans available as well as some water/golf and non water homes.

Heritage Isle in Viera, Florida - Market Update June 2016

Of the three 55+ communities in Viera, Florida, the largest (and newest) is Heritage Isle.  
 
The other two 55+ communities include Grand Isle which is very similar to Heritage Isle and the "country club community" of  Indian River Colony Club.

Heritage Isle offers anyone retiring to Florida home choices that meet most budgets including resales as well as some new construction (in last phase, hurry).

Ideally situated near shopping, medical facilities, parks, major routes, golf courses and much more, Heritage Isle offers condominiums (all two bedroom two bath) and patio style homes (approximately 1,200 - 1,500 sq.ft. one car garage) as well as single family detached units.
 
What is currently for sale at Heritage Isle in Viera? 

As June 2016 begins there are sixteen homes currently listed for sale in Heritage Isle with list prices ranging from $205,900 to $399,900.
 
Five of the highest priced homes are priced above $300,000.  The lowest two priced homes are patio style homes ($205,900 - $208,000).

If there was an "average home for sale in Heritage Isle" it could best be described as a three bedroom two bath two car garage priced in the $240,000 - $260,000 range (six listings in this range).

Prices are climbing  throughout the county.  Heritage Isle is not an exception.  Also an indicator of the market - all are standard sales.

Single family detached homes for sale at Heritage Isle range in size (sq ft under air) from 1,594 to 2,600.   Nine of the homes are over 2,000 sq.ft. in size.   Homes for sale were all built between 2004 and 2014.

What is currently selling at Heritage Isle in Viera?

There were thirty five single family homes sold over the past six months in Heritage Isle.  Between May 1 and June 9, 2016, there were seven single family homes sold.  Selling prices ranged from $205,000 to $365,000.    There are also another twelve homes under contract awaiting closing.

This range is a little misleading as the lowest priced home was a foreclosure.  The other six homes sold for $248,000 - $365,000.  Excluding the foreclosure sale the average sales price for these latest sales was about $282,000.

Monthly Resident Fees at Indian River Colony Club in Viera, Florida

Indian River Colony Club is an active 55+ community which, unlike the other two 55+ communities in Viera, Florida (Heritage Isle, Grand Isle), offers an extensive (total) maintenance program.   The purpose of this article is to discuss the monthly fee structure at IRCC.

Since Indian River Colony Club is a resident owned complex there is an initial, one time only membership fee of  $17,357.50 (as of October 2015).

The monthly fees for each property are based on the floor plan and the number of occupants.  The below information was extracted from marketing materials provided by Four Star Realty, the onsite real estate brokerage.

Indian River Colony Club in Viera - Market Update June 2016

Presented here is a summary of the real estate market in the 55+ gated country club community in Viera, Florida known as Indian River Colony Club as of June 7, 2016.  At the bottom of this post is a link to all you need to know about IRCC!

What is currently for sale at Indian River Colony Club?

As of today (June 7, 2016) there are twenty-seven homes for sale in the Indian River Colony Club community. 

Listing prices range from $139,000 to $249,900.  The four smallest homes for sale offer between 1,467 and 1,560 sq.ft. under air.  Most of the current homes for sale in IRCC are closer to 2,000 sq.ft. under air (+/- 100 sq.ft.).

Most of the homes for sale were built in the 1988-1990 period although seven were built between 1995 and 1997.  (Ask me about the new construction at Indian River Colony Club.)

One thing about homes for sale in IRCC...  You have to see the differences in the homes as price does not necessarily tell the whole story.  The lowest priced home as well as the highest priced homes for sale in IRCC right now have had some updates.

On the other hand, many of the others lack the updates.  Over half of the homes on the market are priced below $180,000 and offer from two to four bedrooms and two to two and a half bathrooms.   Every home for sale in IRCC is a standard sale.

What has recently sold at Indian River Colony Club?

Over the past six months there have been twenty-four homes sold in IRCC as reported in the Brevard MLS system.   Selling prices ranged for $104,000 to $266,500 with the average selling price about $179,500.

Since May 1, 2016 there have been nine homes sold in IRCC with an average selling price near the $170,000 mark.

The two most recent sales included
  • 1633 Independence Avenue - This 1993 built 3/2/2 with 1,821 sq.ft. under air sold on June 1, 2016 for $168,000 (Reported monthly fees fro this model approximately $840/month)
  • 1549 Freedom Drive - Built in 1989 this 4/2.5/2 with 2,389 sq.ft. sold for $173,750.  (Reported monthly fees for this model approximately $940/month)
It should be noted the monthly fees are not HOA fees.   Indian River Colony Club is a Private Country Club with an extensive maintenance program for each home, Indian River Colony Club is a not-for profit corporation.   It is NOT a HOA.  The monthly fees listed are for the country club dues, club minimums and the extensive maintenance program for each home.
